I recently spoke with a couple who had already accepted they’d need to wait another year before buying.

The bank told them they were close — but not quite approved.

So they assumed:
“Okay… maybe next year.”

The issue wasn’t their income.
It wasn’t their credit.

It came down to two things:

  • a higher monthly payment on one vehicle
  • and how their income was being calculated

  • used a different loan structure
  • and presented the file a little differently

That was enough to move things forward.

Just a clearer strategy.
