One of the first things people instinctively do when they decide to buy a home or refinance is call their local bank or credit union. It feels like the obvious choice. After all, you’ve had your checking account there for years, maybe your auto loan, your savings account, or your business account. It’s natural to assume that relationship will translate into better treatment or a better mortgage.
The truth is, it usually doesn’t.
Most mortgages—whether originated by a bank, credit union, or mortgage broker—are packaged and sold on the secondary market. Your years of loyalty generally don’t change the underwriting guidelines or make it easier to qualify. If the loan doesn’t fit that institution’s limited menu of products or internal guidelines, the answer is often simply “no.”
What many people don’t realize is that some banks and credit unions don’t even offer FHA or VA loans at all. Others technically offer them but place additional restrictions—known as overlays—on top of the actual FHA or VA guidelines that can make qualifying or closing much more difficult.
As a mortgage broker, I have access to a wide variety of lenders and loan programs. If one option isn’t the right fit, I can often find another. More importantly, if you’re not quite ready today, I don’t just submit an application and hope it sticks—I educate you, create a strategy, and help put you on the path to homeownership.
Example #1: The First-Time Buyers Who Were Told Conventional Was Their Only Option
I recently met with a young couple who had spent weeks working with a well know credit union that does not offer FHA financing. Because FHA wasn’t available to them through that lender, they were being pushed toward conventional financing and struggling to qualify.
Within one conversation, we identified that an FHA loan was actually the better fit for their situation. They qualified with a low down payment, secured an excellent interest rate, and were able to purchase far more comfortably than they could have with the conventional loan they had been trying to obtain.
Today, they’re happily in contract on their first home.
The problem wasn’t their finances—it was that they were working with a lender that didn’t have access to the right loan product.
Example #2: The Veteran Who Lost a Home Because of a Credit Union Overlay
Another recent client was a veteran who had been pre-approved through a credit union that advertised itself as specializing in VA loans.
After finding the perfect home, they discovered that their lender would not allow them (the buyer) to pay for certain pest-related repairs required before closing. They assumed this restriction came directly from the VA.
It didn’t.
It was the credit union’s own internal overlay—a policy that went above and beyond actual VA requirements.
Because of that restriction, the seller accepted another offer, even though they had initially been open to working with a VA buyer.
When they came to me, we reviewed the true VA guidelines and discussed how the transaction could have been structured differently. We also found more competitive pricing than they had originally been offered.
This is exactly why education matters. Just because a lender offers VA loans doesn’t mean they administer them the same way or provide the same flexibility.
Example #3: The $10,000 Surprise That Could Have Been Avoided
I also recently met with a young couple who had been pre-approved by another local credit union.
They were excited, found a home they loved, and entered into contract. Then they learned they needed nearly $10,000 more than expected to cover prepaid property taxes and homeowners insurance at closing.
No one had explained those costs during the pre-approval process.
Had they been properly educated upfront, we could have negotiated seller credits to cover those expenses or adjusted their financing strategy before they fell in love with the property.
Instead, they experienced unnecessary stress and disappointment because they simply weren’t given the full picture.
The Difference Is Education
The biggest difference between simply getting pre-approved and working with a mortgage advisor is education.
I don’t just tell clients whether they qualify—I explain why, show them multiple options, and build a plan that works for their goals.
I also spend time educating listing agents and sellers.
Many people still believe VA and FHA loans are difficult or risky. In reality, they are outstanding financing options that can often close just as quickly as conventional loans. My team regularly closes transactions in as little as 14 days, helping buyers remain highly competitive in multiple-offer situations.
We also understand the nuances that many lenders overlook.
For example, many people believe VA loans require an entire pest inspection and every section 1 recommendation to be completed before closing. In reality, there are situations where a local termite company can complete a single page VA form addressing only the required repairs, potentially saving buyers and sellers thousands of dollars while making negotiations much easier.
Knowing those details can be the difference between winning a home and losing one.
Don’t Limit Yourself to One Box
Banks and credit unions are excellent for checking accounts, savings accounts, CDs, and auto loans.
But when it comes to one of the largest financial decisions of your life, you deserve someone whose job is to explore every available option, not just the products offered by a single institution.
