I recently spoke with a couple who had already accepted they’d need to wait another year before buying.
The bank told them they were close — but not quite approved.
So they assumed:
“Okay… maybe next year.”
The issue wasn’t their income.
It wasn’t their credit.
It came down to two things:
- a higher monthly payment on one vehicle
- and how their income was being calculated
After reviewing everything together, we made a few adjustments:
- paid down one balance
- used a different loan structure
- and presented the file a little differently
That was enough to move things forward.
No major life changes.
No dramatic financial overhaul.
Just a clearer strategy.
This happens more often than people realize.
A lot of borrowers hear “almost approved” and think it means they’re far away.
But sometimes, it means you’re much closer than you think.
Different lenders look at situations differently.
And small changes can create very different outcomes.
